PER NIGHT RENTAL RATE: $2000-$2500usd per night (seasonal)
Sunrise Villa is my favorite villa for yoga and wellness retreats. It is located in the prestigious gated community of Orchid Bay with direct access to Orchid Bay Beach. This quiet beach is perfect for yoga, working out, walking, beach bonfires, relaxing, whale watching and more. The villas has a large hot tub and pool with shallow and deeper areas.
There are 8 bedroom suites with en suite bathrooms and AC at the villa. Each bedroom has a king bed and most of the rooms also have singles beds and/or sleeper sofas to accommodate families with kids or groups of friends who want to share a room.
Sunrise Villa sleeps up to 24 guests onsite when using all beds and pull out couches, but the average size group for retreats is typically 10-15 guests.

There are 3 aspects to the retreat package that make up your total costs. These 3 things are: rental rate, food/beverage plan & the 12% staff tip.
The food and beverage plan offered at the villa is $70usd per person per day for breakfast, lunch, snacks, dinner, dessert and non-alcoholic beverages such as coffee, tea, juices, smoothies and sodas.
If you would like to include house alcohol, add $20 per person per day for a total of $90usd per person per day.
There is a 12% staff tip added to the final bill as it is customary to tip the service staff and that is collected ahead of time with the final rental payment.
Here is a spreadsheet to help you determine sales price and calculate profit margins. Please remember that the villa does not rent per room per night. It rents for one flat rate whether you use 3 rooms or all 8 rooms, so make sure you plan and price accordingly. I recommend setting up a call with Ryann to go over the spreadsheet in detail to discuss goals, pricing and extra inclusions.
BELOW IS AN EXAMPLE OF RETREAT PACKAGE PRICING. THIS IS JUST AN EXAMPLE. Please keep in mind the price will change depending on how many retreat participants you have and how many nights you stay.
PRICING EXAMPLE: 10 participants, 5 nights
$25000usd per night villa rental rate x 5 nights = $12,500usd
+$3500usd meal plan for 10 guests ($70usd per night x 5 nights x 10 people)
=$16,000usd rental total
+$1920usd staff tip (12% on villa total above $16,000usd)
=$17,920usd retreat grand total that needs to be paid to villa
This breaks out to $1792usd per participant. If you charge $3000usd per person, that is $12,080usd in revenue from sales.
ADD IN YOUR EXTRA COSTS
Some retreat leaders build in other inclusions for the participants, and some retreat leaders ask the participants to cover all extra costs. Decided if you want to include anything and then subtract it from your revenue for your gross profit after expenses.
